About the project

Unit C, Eastways Industrial Estate, is a single-storey, steel-framed building located north of Witham, Essex.

The unit comprises a warehouse, office space, and separate male and female WCs, all situated at the front of the building. The warehouse is equipped with both vehicular and pedestrian roller shutter, while the office and WCs feature carpet/vinyl flooring, LED lighting (PIR-operated), and electric panel heaters.

It also features brick and blockwork walls beneath a pitched roof, with an eaves height of 5.2 metres

The premises also includes provision for nine car parking spaces.

PBC Scope

PBC were appointed to act as Employer’s Agent undertaking Project Management Services to deliver the refurbishment of this 5,226 sq ft Industrial unit, while enhancing its sustainability features to achieve an ‘A’ EPC rating.

The unit benefits from a complete roof replacement of the existing office and warehouse to support a new installation of PV (photovoltaics) and replacement of rooflights.

Further upgrades include:

PIR operated LED lighting throughout the warehouse, new office and toilet areas, replacement of M&E systems including a new electric heating system, sanitaryware replacement, window replacement, new internal doors, overhaul of 2no vehicular and pedestrian roller shutters, new carpet and vinyl floor finishes, complete internal and external redecoration.

Practical Completion was awarded in April 2025 successfully achieving an EPC Rating of A24.
