St Ann’s Vestry Hall, London

St Ann’s Vestry Hall is a Grade II listed building in Church Entry within the City of London. The project involved the internal refurbishment of an outdated office space together with targeted external and remedial repair works, with the aim of creating a refreshed, functional and more contemporary working environment while remaining sensitive to the character of the existing historic property.

In addition to the internal refurbishment, the works also addressed defects associated with water ingress and the condition of the building envelope. These works included localised crack repair works using helical bar reinforcement, replacement of defective tile creasing, repointing and localised masonry repairs, external buff cleaning, external decoration, and associated damp repair works to areas affected by previous water penetration. The completed project therefore combined refurbishment and repair works to improve both the presentation and ongoing condition of the building, delivered in a manner appropriate to its heritage setting.

PBC Scope

PBC’s appointment included acting as Contract Administrator throughout the delivery of the works, undertaking CDM Principal Designer duties, and providing architectural and internal design input to develop the brief into a practical and deliverable scheme. The role also included reviewing the condition of the property, helping define the scope of both the refurbishment and repair works, including external masonry and water ingress related items, coordinating the project team and contractor, carrying out site inspections, monitoring progress, issuing contract instructions as required, and administering completion and snagging.

This was an internal refurbishment and repair project rather than a pure fit-out. Alongside upgrading the office accommodation, the works also addressed external defects and water ingress issues to support the longer-term condition and usability of the building.
