About the project

PBC were appointed to act as the Landlord’s Surveyor to oversee and manage the tenant-fit outs to the commercial and retail units across all phases of the Royal Wharf development.

Royal Wharf is a landmark 40-acre, 3,385-home riverside neighbourhood in East London, complete with its own high street, school, GP surgery, parks, and an award-winning Thames Clipper pier.

With 11,150 sq m of retail and business space, this mixed-use development represents a significant and enduring instruction in our PBC portfolio.

Our involvement spans approximately a decade, from the earliest stages of construction coming out the ground, through to completion, and now management of the ongoing development.

Our role includes:

  • The review and collation of all base-build design information and guidance necessary for the tenant to complete their fit-outs, and as part of this role we offered the developer advice on the shell & core design, particularly with regard to incoming services.
  • Liaison with the tenant’s throughout their design development and review of their proposals to ensure compliance with all relevant standards.
  • Issuing a recommendation to the landlord to proceed with License to Alter, including advising on conditions to be included and approving documents to be appended to the license.
  • Monitoring of the works during tenant fit-out guide to ensure compliance with the approved documentation.
