About the project
PBC is appointed as funder’s Development Monitoring Surveyor for the internal fit-out of Len House, an iconic Art Deco landmark in the heart of Maidstone.
Originally built in 1938 as the Rootes car factory, this Grade II listed riverside property has successfully undergone extensive ‘Shell & Core’ works and is now being sensitively converted into 80 high-quality apartments, featuring a private gym and residents’ lounge, alongside flexible commercial/retail space at ground floor level.
The scheme, led by Obee Holdings, celebrates the building’s rich automotive heritage while embracing sustainability and modern living.
Key features include the retention of the original vehicular ramp, signature Crittall windows and high ceilings, alongside a two-storey rooftop extension that complements the historic façade.

This ambitious redevelopment not only preserves an important part of Maidstone’s architectural legacy but also contributes to its urban regeneration, introducing vibrant new homes, commercial opportunities, and enhanced public spaces linking Palace Avenue, Mill Street, and the River Len.
Through our independent monitoring, we are supporting the funder in helping to ensure the project’s quality, compliance, and financial integrity.
